General Terms and Conditions

Prices

The basic price is per day and flat for 1-2 persons in the two-room flats, for 4 persons in the three-room flats and the ‘Emma’. A surcharge is charged for each additional person (see below: Prices for additional persons).

Included are accommodation, bed linen, towels, tea towels, heating, water, electricity, internet use (WLAN), the South Tyrol Guest Pass, final cleaning and all taxes (except the local tax).

Use of the guest washing machine for a fee.

Local tax

The revenue from the local tax is used for the expansion and maintenance of infrastructure and services, as well as for the organisation of cultural and sporting events. The local tax is collected per guest and overnight stay by the accommodation providers. Children and young people under the age of 14 are shown separately on the invoice.

The local tax in 2024 is € 1.90 per person and overnight stay.

Discounts or prices for additional persons

Children up to 2 years stay free of charge. For children from 2 to 14 years the surcharge is € 10.00 per day, for adults € 20.00 per day.

Pets

Pets are allowed (except in the ‘Emma’) by prior arrangement, but only 1 dog/cat per flat. The animals are not allowed in the bedrooms, but must sleep in the dog basket brought along in the living room or balcony. We charge a daily rate of €10.00.

Payment

You can pay by cash or bank transfer (or online transfer, please pay in advance). Payment by credit card, debit card or cash card is unfortunately not possible.

Arrival and departure

The holiday flats are ready for occupancy from 14:30 on the day of arrival. On the day of departure we ask you to vacate the flats by 10:00 am.

Sending an offer

Sending an offer is always free of charge and non-binding. Please note that simply sending an offer does not mean that the accommodation in question is blocked for you and can still be booked by other guests. Please inform us in good time if we are allowed to make a binding reservation for you.

Booking

Please note: The booking becomes binding once a deposit has been paid (booking guarantee) and the booking confirmation has been sent.

The booking guarantee amounts to 25% of the booking value, with a minimum of €50.00 and a maximum of €250.00.

The deposit will not be refunded in the event of cancellation. The following cancellation conditions also apply:

General cancellation conditions

Unfortunately, you have no right of cancellation under the Consumer Protection Code. Nevertheless, we offer you a right of withdrawal under the following cancellation conditions in accordance with Art. 1382 ZGB:

• If a booking is cancelled, the deposit will be retained.
• For cancellations by the guest in the period between 3 months before the agreed arrival date and the arrival date, the guest is obliged to pay the following cancellation fees:
  • Cancellation up to 1 month before departure: 40% of the booking value.
  • Cancellation between 1 month and 1 week before departure: 70% of the booking value.
  • Cancellation less than 1 week before departure: 90% of the agreed total price.
  • If the guest does not turn up (‘no show’) or if the guest departs early, the fee for the entire booking period is owed in full.

Please inform us in good time if you are unable to take your holiday.

Travel cancellation insurance

We recommend that you take out ‘Red Rooster - Travel Cancellation Insurance’ when you book your stay. This will cover the cancellation fees and you can look forward to your holiday without any worries. You can find more information about the costs and taking out travel cancellation insurance here.

Südtirol Guest Pass

• Upon completion of the stay contract, the guest will be issued the Südtirol Guest Pass (hereinafter referred to as Guest Pass), which is valid for the entire duration of the stay and from 0:00 on the day of arrival until 24:00 on the day of departure in accordance with the resolution of the South Tyrolean provincial government no. 732/2022.
• The Guest Pass includes the use of all public transport within the Südtirolmobil network area as well as additional services, which vary depending on the tourism organisation.

• The only South Tyrolean-wide sponsor of the Guest Pass is the Mobility Consortium, which was appointed as the uniform coordinating body in accordance with the above provincial government resolution by the South Tyrolean Association of Tourism Organisations (LTS) on 16.11.2022. The details of the additional services associated with the Guest Pass and the terms of use of the Guest Pass will be communicated by the third party responsible for issuing and managing the Guest Pass. Privacy

The ‘Burgerhof’ of Regina Maria Verdorfer processes and stores your personal data, which are necessary for the processing of the activity. The processing takes place within the framework of the European General Data Protection Regulation 679/2016. The data will be treated confidentially and will not be passed on to third parties.
